The McEnery Company was retained as the exclusive marketing agent of 301 St. Charles Avenue, an extremely well located, 32,000 square foot historic building in the heart of the New Orleans CBD. The building ownership was a three-party structure comprised of a local division of the Episcopal Diocese of Louisiana, and two local New Orleans families. In addition to serving as the marketing agent, The McEnery Company also provided negotiation services related to complex lease termination terms with a long-term tenant of the building. Our negotiations resulted in a favorable financial settlement for the ownership that provided a fortified position in advance of the listing. We closed the sale of the building in August of 2014 with a sale price of $4.75 million.
