The McEnery Company was engaged by a private client to appraise the former Avondale Shipyard. The shuttered 276-acre facility was acquired in 2018 by a partnership headed by T. Parker Host. After extensive capital expenditures the property was converted into a multi-modal, deep water port terminal. With up to six docks along approximately 8,150 feet of direct Mississippi River frontage capable of accommodating post-Panamax vessels, rail access via a Union Pacific spur to all six Class I rail lines, and excellent roadway connections, the property provides unparalleled connectivity for a private port site. With these regional, national, and international transportation connections as well as its ability to host a large stevedoring operation, the facility is anticipated to attract interest from a wide range port-adjacent users and industries.
As part of this assignment, The McEnery Company surveyed and extensively analyzed data from a number of regional port terminal operations in order to conclude to a market value for the property. This analysis required an in-depth understanding of stevedoring operations; bulk, breakbulk, and project cargo qualities and trends; and the interplay between shipping, rail and trucking services.
