The McEnery Company served as the exclusive broker representative for LC Properties of Lafayette in the acquisition of an approximately 2.118 acre parcel of land adjacent to the existing location of The Plumbing Warehouse/LCR in Lafayette, Louisiana. Our involvement encompassed negotiation and completion of the site acquisition, dispute resolution and successful negotiations with an adjacent land owner regarding shared infrastructure, selection of a design / build partner, placement and closing of construction and permanent debt facilities, and ongoing construction management which we provided through substantial completion and the certificate of occupancy. The building now houses Facets of Lafayette, a newly formed division of The Plumbing Warehouse / LCR with greatly expanded and diversified product lines. We completed the project in Fall of 2017, and delivered the facility at a final cost that remained well under budget. The Lemoine Company was our outstanding design build general contracting partner on the project; and IBERIA Bank provided the financing.
