A regional lender engaged The McEnery Company to provide an AS IS and Prospective Market Value opinion of the recently developed Mellow Mushroom located at 3420 Ryan Street in Lake Charles, LA. The analysis required a determination of the as is market value as a former tire shop, as well as a prospective market value determination. We employed the sales comparison and income approaches to value in order to conclude the prospective market value upon completion of the conversion/renovation. This national chain restaurant was completed in 2017-2018.
