The McEnery Company developed an appraisal which reported the going concern leasehold value inclusive of the value contributions of the improvements, F, F, & E, and business enterprise value. Our analysis, as is the case with all of our express tunnel car wash studies, relied heavily upon a detailed and accurate competitive market survey of the monthly wash volume and monthly wash rate performance of the immediate competition in this marketplace.
